Special Club Features

In 2018 the Connestee Falls POA commenced with a major interior renovation of the 26,000 square foot Overlook Clubhouse. The approximate $2.5 million project totally modernized the entire building from top to bottom.

Title:  Buildings & Grounds Maintenance

Reports To:   Maintenance Superintendent

FLSA Status:  Full-Time Non-Exempt

Pay Range: $15 p/hr

General Statement of Duties:

Connestee Falls Property Owners Association (CFPOA) is a semi-private members club located in Brevard, NC with over 3,900 acres of private property.  Our General Maintenance Department is responsible for performing a variety of tasks involving construction, maintenance and repairs to Connestee’s common areas, community structures, facilities, parks, athletic courts and equipment, all with the goal of maintaining our buildings, equipment and common areas in the best possible condition.  The Buildings & Grounds Maintenance position is also responsible for the upkeep of 50 miles of private road, dams and 4 lakes.  This position performs manual tasks in the maintenance, construction and repairs, which requires operating a company vehicle/truck, street sweeper, plow, heavy equipment, hand tools, motorized equipment, mowers, tractor and various other equipment.  

Essential Duties:

  • Mows grass in growing season on road shoulders, dams, spillways, athletic courts, parks and around all community buildings and common areas.
  • Trims shrubs and hedges around all community buildings and common grounds areas.
  • Operates all small and large equipment in a safe and efficient manner.
  • Keeps roads clean of debris, leaves, snow, etc.  
  • Maintains all equipment and tools safe, clean and in working condition.
  • Assists with repair and maintenance of buildings, facilities, parks, dams, lakes, athletic courts, parking lots, roads and common grounds within the community.
  • Assists with training personnel in the operations of all type of vehicles and equipment.
  • Plans out day to day work in growing season by reviewing work requests; resolving questions; and prioritizing projects.
  • Participates in safety program, including the completion of mandatory safety training.
  • Uses equipment and tools in accordance with manufacturer instructions.
  • Ensures that all tools, vehicles and equipment are in good operating condition before use and are used as per standard instructions.
  • Reads Safety Data Sheet (SDS) on hazardous materials and has a thorough understanding of all hazard materials prior to use.
  • Wears Personal Protective Equipment (PPE) as required.   
  • Performs carpentry, paving and masonry work in constructing and repairing streets, roads, sidewalks, parking lots, curbs, and catch basins.        
  • Plows snow, removes snow, salts and sands community roads as well as community parking lots and parks.  
  • Picks up trash and debris. 
  • Paints community streets, road signs, buildings, equipment, docks and decking as needed.
  • Erects and removes barricades and fencing as required.
  • Notifies supervisor of any malfunction of equipment, vehicle, tools or of any major problem at work site.
  • Monitors property, including lakes, road conditions, down trees, electrical lines and breaches to the dam, trespassers, etc and notified supervisor of any concerns.
  • Reports any accident as soon as possible to supervisor.
  • Assists with all other duties as assigned by supervisor(s).

Emergency Management Responsibilities:

During emergency conditions, all General Maintenance employees are automatically considered emergency service workers. General Maintenance employees are subject to being called to work in the event of a disaster, such as a hurricane, snow and ice storms or other emergency situation and are expected to perform emergency service duties, as assigned.

Work Schedule:

Full-time weekly shift averages 40 hours a week and may exceed 40 hours during peak season.   Work schedule is Monday thru Friday and shift typically begins at 7:30am and ends by 4pm. During emergency situations, work shift may exceed 10 hours a day.

Candidate Qualifications

Minimum Qualifications:

  • Must be at least 21 years of age due to driving and insurance requirements.
  • Must possess a valid state of NC driver’s license.
  • 3-5 years experience in landscaping, maintenance or related field required.
  • Must demonstrate effective written and verbal communication skills for effective interaction within the company, staff, community members and outside vendors.
  • Must be knowledgeable of the occupational hazards involved and the safety precautions necessary in performing maintenance, construction and repairs work.
  • Working knowledge of tools and use of landscaping and construction equipment.
  • Must be friendly and possess a service-oriented attitude when working with the company, staff, community members and outside vendors.
  • Must be able to work in a fast-paced and safety sensitive environment.
  • Must be well-organized, detail-oriented and a self-directed individual with the ability to use independent thinking skills, multi-task, prioritize and meet time sensitive deadlines.
  • Must be able to work well in a team environment and treat them with dignity and respect.
  • Must be able to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals. 
  • Must be able to read, analyze and interpret instructions, guidelines and/or communications and respond accordingly.
  • Must be dependable and reliable.

 Physical Demands:

  • Must be able to lift, carry or shovel objects weighing up to 50 and occasionally lift and carry objects weighing up to 80 pounds. 
  • Must be able to perform physical labor requiring continual and repetitive use of large motor skills to stand, walk, sit, bend, stoop, crawl, crouch, shovel, push, pull, twist, turn, stretch, reach, and continual and repetitive use of fine motor skills and manual dexterity.
  • Must be able to maintain balance, work safely on steep slopes with elevation of 2,800 feet.
  • Must be able to work around equipment that generates noise, vibration and heat.
  • Must be able to hear, see, taste, touch and smell. Specific vision abilities include close vision, distance vision, peripheral vision, depth perception, ability to distinguish colors and different shades of color. 
  • Must be able to comply with safety and health requirements.   
  • Must be able to work outdoors in all weather conditions including seasonally hot or cold temperature and in inclement weather. 
  • Must be able to drive car, pick-up truck and golf cart.
  • Must be able to drive and/or operate powered equipment used in mowing, edging, trimming and plowing.
